Photos: Price of private B.C. island with unique oceanfront home for sale drops by over a quarter

If recent world events have led some to seek a new residence disconnected from much of the populace, this might make a good retreat.

East Point Island and the unique home on it are currently on the market for $1.3 million. That's about the same as the cheapest standalone houses in Vancouver.

The price was recently reduced, too. It was listed for $1.79 million in May 2024, real estate agent Jamie Zroback tells V.I.A. Over the year, the price has come down a couple of times.

In January 2025, the property hit the market for $1.3 million, which is a 27 per cent drop from the original asking price.

Not only is this a waterfront property, but it's also a 360-degree waterfront property when the tide is in. The little island (3.9 acres) is reconnected to Nelson Island by a thin spit when the tide is out, which essentially becomes a sandy beach.

The property also has a deepwater dock in a protected cove.

The structures on East Point Island are a little unusual. The main building is a two-bedroom house that's round. There's a main room with a kitchen (with stove top) and a wood stove.

Elsewhere on the island is a treehouse cabin in a more forested area, a glamping tent and a seaside shack.

As it's all off the grid: the little house has solar power and a drilled well.

It's located near Earls Cove (where BC Ferries launches ships heading to Saltery Bay on the way to Powell River), and the nearest community is Egmont. Both the village and the property are about 80 km northwest of Vancouver.

While the house looks like a very pleasant place in the spring and summer, it may be cold during the winter.
