Marvel Group has applied to the District of North Vancouver to rezone a 1.6-acre site on Marine Drive at Capilano Road.
The site is currently home to a Travelodge, Denny’s Restaurant, Pho Japolo Restaurant and Earls Restaurant parking lot. The Earls Restaurant itself is not part of the application, as it falls under West Vancouver’s jurisdiction.
Marvel’s rezoning application proposes:
• 208 market condominium units in a 29-storey tower with adjacent townhouses;
• 56 market condominium units in a six-storey building with adjacent townhouses;
• 35 affordable rental apartments in a four-storey building;
• two floors of underground parking; and
• a new public park called “Curling Park” (to be provided jointly between Marvel Group and Park West).
The four-lot parcel is immediately adjacent to the Grouse Inn site on the corner of Marine and Capilano, which is currently undergoing redevelopment by developer Park West. That site’s two towers, at 19 and 23 storeys, were approved by council in April.
The Earls Restaurant immediately to the west, which falls under West Vancouver, is also subject to a rezoning application. The restaurant itself closed in April and council delayed a vote on Darwin Properties’ proposal for a 26-storey tower on the site.
Both the proposed Park West and Darwin towers are visible in white on Marvel Group’s rendering for its new proposal (see main image).
An open house was held for the Marvel Group rezoning proposal on May 23.
